Theoretical question about inaccurate appraisal - if appraiser makes obvious mistakes such as stating wrong city name and wrong County, comparing to recently sold house in the area in different County within incomparable community (55+) - but appraisal allows sale to go through.
Does it need to be addressed in any way? Obviously appraiser did poor job and could care less about accuracy of his/her appraisal.
