I want to point out that the real estate market conditions probably had a lot of influence on this decision.
We have been in a very hot sellers market with home values at an all time high. There is no guarantee that this will continue.
Now, what will happen when the market swings the other way? Let's say the market becomes saturated with listings and you can't sell a home to save your life? What if a massive correction comes along and prices drop?
Commissions are an incentive. In this housing market a house can sell itself.

Huh? I dont think the current real estate market has anything to do with it. Haven't consumers and agents been talking about changing the commission system for real estate sales for a couple of decades?
Anyone and everyone can talk about changing the commission structure, but when it comes down to brass tacks it is like representing yourself in a court of law when you are not a lawyer, nor qualified to act as one.
I am not saying that a realtor (or attorney) is needed in every real estate transaction but most buyers should consider doing so despite the current debates about this subject.
