It's been a while since I posted the stats by area. I broke down the median price for Reno and Sparks areas. I'll do Carson/Carson Valley/Dayton another night and post in that thread.

The median percentage asking price was 100.0%. Percent cash deals = 20.6%.

Area...........median sale price / # sales / # sales in range $200k - 250k / median acreage / median year built / median square ft / 25th - 75th percentile sale price range

All Reno/Sparks....................$375,000 1020 62 0.18 1999 1954 $308k - $470k
There were 1020 sales in the 60 day period I recently pulled and 62 of those sales were in the $200k-$250k price range. The median sale price was $375,000, median lot size of sold homes was 0.18 acre, median year built 1999, and median house size was 1954 square feet. The 25th percentile of sale price was $308k and the 75th percentile was $470k. Half of all homes sold were in the range $308k - $470k.

What the status is now April 2021 of the Fernley to Carson City to Dayton single family homes from new construction to 10 years old max for 3 bed, 2 bath 2+ attached garage with minimum of 1/2 to 1 acre max. In an area with very little traffic, congestion and lots of peace and quiet. Slow pace of living where time goes by slow.

The market here is very hot, properties can sell within days with multiple offers on the home.

Realtor.com has some good stats if you use the 'Home Value' tab for a city. You might add $50,000 to what the value is estimated for a home right now on that site. I mean for custom homes on an acre....the suburban homes that have many comps will be closer to the right estimate on that site. The map function on Realtor.com allows you to pick a home by location and get a good idea of the area and values.

There is a need for a local realtor to work with because of the bidding that can often happen on properties right now.

Come for a visit and check out the area first because the topography, climate, vegetation and housing varies considerably in the areas you mentioned
