Several houses are for sale in my neighborhood, two are "under contract" within 3 days of being on the market. Pricing is good. Another house just came on the market yesterday but IMHO they are asking too much ($50k over). Seems some may be taking the money and running...but there are buyers!

I think there is buyers due to the few months of pent up demand from the early buying season in spring when they were locked down and couldn't shop for homes

that and the people fleeing large cities to move here should keep the market stable for a bit at least

"A new study from Realtor.com found that Americans are showing a more pronounced interest in suburban and rural areas as the housing market recovers from pandemic-induced shutdowns. Views of online home listings in May 2020 on Realtor.com grew by 13%...."

In Carson City the prices have risen or held steady with a big uptick of pending sales now. Carson City is exactly the market that buyers are looking for. A smaller, safer city with a high quality of life and all the amenities within 30 miles of a large urban center....

Just saw a news story on TV about Reno area real estate. A realtor stated housing under $300k has an EIGHT day inventory. Housing from $300-$600k has a 20 day inventory. 35% of the buyers are first time homebuyers. Found out the neighbor across the street sold their house in 48 hours.

Don't think the price increases are slowing down in the near future...

Yes the market is brisk. A local realtor interviewed for our newspaper says that many California home buyers are camping at RV parks in our area while they look at homes. He said that many are buying homes for retirement in the future. They are still living in their California homes while they are employed and will move into the home purchased in Northern Nevada when they retire sometime in the next few years.

A home near me sold in one day for double the online estimate of it's value. I am noticing this market is not exclusive to Northern Nevada right now...low interest rates and pent-up demand from the virus restrictions are creating hot markets in a number of locales....
