Shenandoah County is strict, is my understanding.. I know someone, who built in Orange, but looked in Shenandoah, but I recall him saying no gravity feed septic, which means you might be looking at 20 to 50k..well under 7000. Eack lot will be different, and hilly lots get complicated. I had a ridge top septic in Arizona that was fabulous.. but I have seen some million dollar houses on mushy soil and a couple of acres and I just shake my head.

Mushy soil is a problem, as is a high water table however, the OP did mention that they had BOH approval and if the perk was good and the system will be a normal gravity type system, it should not be that costly.

The well cost will be determined by the depth and if there is rock or not. Rock drilled walls are less costly since they don’t require a a casing. Using asking adjacent neighbors how deep their wells are can be a rough indication as to what you are in for.

You may see more responses by posting in the Virginia forum. Mount Jackson is 2 hours from Roanoke. You're moving into my neighborhood. We use Inboden Environmental Services in Mount Jackson for our service. We have a Micro Fast Alternative system on our property. I've only used them for the yearly service.

You should check with the town or BOH who inspect these systems as they would immediately know who the top contractors are since they deal with them on a daily basis.
