"The real estate market in Irondequoit remains hot, according to the latest weekly data reported by the Greater Rochester Association of Realtors.
There have been 645 homes sold in Irondequoit this year through the week ending Oct. 8. That's a volume increase of 14% compared to the same time last year, when 597 sales had been completed.
The median sales price in Irondequoit during 2021 is $170,000, up 13% from the same point last year. It was $150,000 in 2020 and $132,000 in 2019.
Sales volumes remain high across Monroe County, with 6,612 homes sold so far this year, an increase of 9% compared to the same time last year.
Median sales prices also continue to rise. Countywide, the median sales price in 2021 is $195,000, up 16% compared to the same time last year."
I can't believe how the housing values have skyrocketed there. I grew up in East Irondequoit, in a house that my parents bought in 1960, for $16,500. The house was 8 years old, at that time. 40+ years later, my mother developed dementia, and had to move into assisted living. We sold the house in 2005, for $92,400.
The new owner fixed up a few small things, and lived in it for 3-4 years, and sold it for $110,000. That 4th owner is still there, but I recently saw, in the "real estate transactions" section of the newspaper, that the house next door, sold for $132,000....an older house with fewer amenities, and only a single car garage, where our former house had a 2 car garage.

Yes, Irondequoit is a hot market.
Unfortunately, there is East Irondequoit and West Irondequoit. There is a difference. I don't understand why Sea Breeze isn't a thriving neighborhood.
East Irondequoit is still a good/solid SD, whose high school is ranked among the top 25% of high schools nationally according to US News and World Report. Eastridge HS also has the International Baccalaureate program.
