Hi. It's Angeline. Thank you for all your information and input. I really appreciate it. As for us, I think we are going to search around Rancho Cordova. Instead just a 3 bedroom/2 bath combo. Most of Arden is a safe area, but not anything at the 220k price. Forget Rosemont, it is ghetto. For that price and looking for safety I would recommend Orangevale/Fair Oaks or as previous poster mentioned Lincoln, however Lincoln is at least a 30 minute commute from Sacramento. Sac is kind of funny in that one street in Arden area homes are over 800k, (Crocker) but a few streets over (Hurley) they are under 200k and filled with crime and regular shootings. Talk with a realtor and drive around the neighborhoods you are considering. Best of luck.

You mentioned Anatolia. Two things to watch out for - smell from the slaughterhouse south of it during the summer, and very high Mella Roos.

Anatolia in Rancho Cordova...

The bad

*Rendering plant smell..infrequent but not pleasant when it happens

*Closest retail is about a 10-15 minute drive

*Mello Roos fees

*Rancho Cordova address so people erroneously think its all bad

*Water quality Hype (yes, its just that..hype... the water from Anatolia is supplied from the North Vineyard pumping station..not near Aerojet or contamination)

The good

* Resident owned giant clubhouse with 3 pools, healthclub quality fitness center, billiard room, etc

* Three Parks all within walking distance of all areas in Anatolia

*HOA fees includes 70 channel Comcast Cable, Clubhouse maintenance and oversight of community

*Elk Grove School District Schools...Sunrise elementary, K. Albiani Middle and Pleasant Grove...check out the API for each...solid performing schools

How do I know this...I've lived in Anatolia for 6 years and actually bothered to read my disclosures.
