Houses or apartments? While they are both types of dwellings where people live, they are not the same exact thing.

Let's say it together, folks:

3BR family friendly house near SF =/= 2BR apartment 1 hour (or more) away in the East Bay
3BR family friendly house near SF =/= 2BR apartment 1 hour (or more) away in the East Bay

Not gonna happen. Landlords have no incentive to rent to you at that price when they know they can charge much higher prices and still get takers. Even if you find a desperate landlord who rents to you at that price, a few things might be true:

- There are obviously serious issues with your location (crime, maintenance, schools, etc.)
- You're on a month to month lease and the landlord needs some extra cash FAST, and once their crisis is over, rents are gonna to UP cause they will be able to find a higher paying tenant.

If you're a Digital Nomad, I'd say San Francisco is one of the WORST places to move to. Most people come here for jobs, but if you make a living online, you can live virtually anywhere in the world and still be paid the same. There are plenty of cheap places in California to call home if you love the mountains, the coast, and the beaches. And if you like the nightlife in San Francisco (which is nothing special, IMO), there are far more other cities around the country and the world offering better nightlife for a cheaper price, but if you still insist, then maybe try living out in the boonies further east and driving to SF on the weekends.

The OP is asking about the "SF area", not the city of SF. There definitely are more affordable areas in the region, relatively speaking. In a very relative Bay Area way.

I saw he posted recently, and was expecting renewed activity by him on the thread, but I guess not.

Downtown job is good, though. Downtown is BARTable, and also ferry-able.

Just because you can take BART or a ferry to downtown SF doesn't mean it will get you there quickly. jade mentioned living in Tracy and driving 45 mins to Livermore and taking BART for an hour. I was going to suggest Mountain House and dealing with the 60-90 min drive instead, assuming the OP leaves at 4:00 am every day, since traffic wouldn't even be that bad- at least as long as it's not raining or there aren't any accidents on 580. Patterson could work too. Or Brentwood/Antioch now that the BART line will go farther out. Oh wait. The OP also probably wants really good schools though, so maybe none of those will work

Frankly, all of these suggestions are dumb, because the OP doesn't actually sound all that curious or interested to begin with.

Mountain House sucks because you have to drive to Livermore or Tracy for basic amenities. That development is taking a long time.
