Everyone,

The answers to my previous questions have been great - Thank you

In Chicago - We have Peoples Gas & Com Ed for Gas & electric respectively

Any idea how much a avg 2100 square foot house would cost to heat/cool

Any other housing costs that I am not figuring?

Currently I am building a budget with these things in mind

Mortgage
PMI (unfortunately - unless someone has a way out of this)
Insurance
heating/cooling
assesments/asscoiation fees
property tax

Anything else I need to add?

There are too many variables here to determine the cost of gas and electric. How many people will live in the house? Also, we have "micro climates" here meaning the temperature can vary within a 10 mile area. For example, in the summer, the temperature can be 65 degrees in Pacifica, 75 in San Mateo and 85 in Walnut Creek. Air conditionaing in not needed along the coast or around the bay, but is nice to have in the interior of the state. You might end up using heat in the summer if you live near the coast.

In the winter, the temperature is usually in the 30's at night (sometimes below freezing) to the 50's during the day.

As for property tax, this varies from county to county with a base tax of 1% of assessed value plus whatever bond issues and parcel taxes were passed in each county. In San Mateo county, it's 1.3% of assessed value which means you would pay $13,000 a year on a million dollar house .
