That's what I heard from an agent, avoid putting in contingencies in offer if possible to get offer more likely accepted by seller.

Is the market that hot of a seller's market these days for that? When I last bought a house almost a decade ago in this same area, it was normal & ok to put in contingencies, but then again maybe that's also how it took me a while to get the house, unless back then offer price mattered more than contingencies, since I couldn't beat other higher offers or a cash offer anyhow.

Sounds like it might be more ruthless these days to buy a house in the area.

It's all about the selling agent. Clean deal means they get paid. Contingencies are contingencies for them as well. All of mine were as-is offers.

I had five offers. The off with no contingency got the property I don’t have time for you to be rejected by your mortgage lender.

In hot markets, Realtors will advise clients to reduce contingency times (loan, inspection, etc.).

If you wish to buy in a hot market, be pre-approved for a loan, or show proof of cash.

Make the offer as attractive as possible, which MIGHT include reducing contingency times.

There is a risk involved if you can't get an inspector in quick, for example.
