Can someone please help share a list of LWR communities with a guard at the gate.

Even though there may currently be a person actually "manning" the booth, basically to trouble shoot the systems, over time many other gated communities eliminate the human presence. What you see today may not be there tomorrow?

Correct, the Sarasota section of LWR is being treated differently and has no gates.

They are about traffic control, which does help security indirectly. Shecky is always negative about everything...

The developers know that most New-To-FLA buyers are impressed by the manned gated security. They usually keep them until the community is sold out. Besides, as the HOA increases, people begin to express to the board how they want to cut anyway possible to keep those fees as steady as possible. The man in the booth is the first to go, no matter how much the community needs him/her as a traffic control agent.

The Lake Club has a manned guard gate, but homes there start at $1.55M, & HOA fees are ~$5k/yr.

From my experience, manned guard gates are quite effective, but not inpenaterable.

Unmanned guard gates are a mild deterrence during construction since the gates are typically left open/up during sales office hours. They normally have camera's at all gates that record the gate area, & video that may, or may not be, monitored from afar. Even when the gate arms are broken, the camera's are still recording, & operating.

I wouldn't live in an ungated community in this forum area, but that is my personal preference. I get very few unexpected or unsolicited visits to my front door, & I like it that way. I'm willing to pay for limited access.

Here's some research done with by experts in the law enforcement field. It says you are 33% more likely to be burgularized in a NON-gated community:

Nearly all gated communities in this area have HOA's. Most HOA's in this forum area, have rules restricting renters. Prohibiting short-term rentals makes a community less transient, which strengthens the community, and results in less crime.

So, the actual gate is only a part of the impact of lowering crime...the existance of a HOA that has rental restrictions is likely another factor lowering crime.
