Default Rosewood Gardens of Tampa Bay

Looking to get out of Rosewood Gardens of Tampa Bay Bay; 33612 because condo fees have increased 2011 and Board is allowing partial year budgets projections to be passed; along with years of property neglect.

Any suggestions in North Tampa to start looking for better condo living with reasonable HOA fees; No special Assessments known and No CDD Fees ?

The problem with many associations is that they ignored the delinquencies over the past few years and now have to steeply increase fees to make up for it. I've seen associations with >20% increases because they put their head in the sand instead of aggressively addressing the problem. And to refute a popular myth, there is no limit to how much a board can increase fees year-to-year.

With any purchase, closely scrutinize the financial statements, which by law must be given to prospective buyers. A "low" monthly fee may be hiding a lot of problems.

Sold my condo and getting out. Never have a experienced such a level of disfunction especially when monthly meeting are held in a busy local eatery for all to hear. Also the last two years it has pasted partial year budgets. How disfunctional!

The board members are amateurs and tend to disrespect resident owners because the renters donot complain like an owner who cares about his property. Very bad experience so I recommend to stay away from Rosewood gardens of tampa Bay; 2800 E 113th ave; tampa fl 33612

That will be very hard because Condo associations are overall known for making changes and not very healthy....

You could start by calling a lender and ask if the Condo association you are looking into is FHA approved....some are and these are the healthy ones.

North Tampa? North Tampa is a terrible place to live

"FHA approved" just means that people can buy a unit with no money down. How is that correlated to healthy association finances?

If the association doesn't have healthy financials then FHA will not provide a loan and there are lists available to mortgage lenders which ones are and which ones are not...Most of them are not healthy!
