Neighborhood by neighborhood, which to totally avoid, which are transitional and which are actually nice? Is Central Oak Park liveable?

Nice South St. Pete neighborhoods that I am aware of: Coquina Key, Isla del Sol, Bayway Isles, Maximo Moorings, Lakewood Estates, The Pink Streets, some parts of Kenwood.

I'm sorry, I don't know Central Oak Park.... I'm sure I've been through there, and I want to say it's fine, but I don't know that for sure.

If you've read much on this forum, you know that one or more of the posts after mine will be something along the lines of how the entire area of SSP is a horrible, unliveable ghetto. Just make sure you look around for yourself.

The places you listed are almost all within a mile of the water. That's a good place to start. I wouldn't say that the entire area of SSP is an unliveable ghetto, but when some people say that "South St Pete is a great place to live" they had better back that up with some more specific facts.

I would put a big caveat on Coquina Key...only the waterfront area. If you head inland a few blocks it gets really, uh, interesting, really fast. I looked at a number of houses in the area and couldn't get over the fact that you are driving through some pretty rough areas to get to your property. Some people may be okay with that, but there are other neighborhoods with $500k-$1M houses to choose from that are not within a couple blocks of $10,000 shacks.

As Maggi07 stated there are many nice S. St. Pete nabes. The places she named are very nice, and also expenive. The problem you are going to have is that any house that you find in the super low price range is guaranteed to be in one of the crime-filled areas. The nicer neighborhoods are not cheap per se. I know you have been asking about cheaper homes in sketchy neighborhoods in Tampa, etc. that is why I mention this.

I would recommend you look into far north St. Pete, the Gateway area. Not sure what prices run these days, but it's convenient and I think pretty reasonable.

Ah, sorry, I wasn't aware of the lower-price caveat.

It's true that the nicer neighborhoods on the south side are more expensive, but I've seen some good deals around... maybe not quite what you're looking for though.
