No surprise seeing two of the counties in the Cookeville micropolitan area among the fastest growing in the state. There's a noticeable flurry of new subdivisions being built in the counties immediately outside of Cookeville where it's cheaper and with looser codes. Cookeville requires sidewalks and underground utilities in all new construction while Jackson and White counties don't. The county seats of both of those counties (Gainesboro and Sparta, respectively) are seeing some nice gentrification in their downtowns, too, particularly Gainesboro which has some of the region's best restaurants on its very quaint courthouse square.

New Census Data is out, Census Day is typically not good news for Memphis demographically speaking.but Hopefully it's holding steady. As well as the Rest of the State

Memphis continues to lose population as do its larger TN suburbs.

We're seeing the return of Nashville as the top city gaining population in the state after being outpaced by Murfreesboro and Knoxville for a bit. This may be the result of a glut in new housing across Davidson County.

Interesting.

Wish I could say I was surprised, but the Memphis region continues to lag behind most of the nation in job creation and income, resulting in folks moving away from the region, and a slower migration into the region.

Glad to see the tri-cities region continuing their growth, with both Johnson City and Kingsport posting good gains.

Both Knoxville and Chattanooga continue their trek towards 200,000, with Knoxville about to surpass that in the next year or two.

What's continuing to be consistent is Clarksville's fast march to passing Chattanooga and Knoxville. Be curious to see when that happens. And Murfreesboro is not very far behind, at all.
