We have recently purchased a home in East Tennessee. The flood factor was 1/10 .
We are currently looking at a few different homes to flip, however we are very surprised at the flood factor numbers. What determines the factor here in Tennessee and why does it seem to be much higher in middle Tennessee? Any information or help would be kindly appreciated. (I should mention these areas in middle Tennessee are not near a lake, creek , or body of water ).

Flood plain maps in many areas have been re-drawn since the 2010 Nashville flood, so don’t depend on old information.

Flooding is also becoming an issue with areas that are experiencing construction of housing developments. Some areas that never used to flood, will now flood under heavy rain - generally because detail to managing surface water was “overlooked”. At least this is what the Nashville news media reports

Middle Tennessee is also know as The Basin. This link may help explain that
