Can anyone comment on the area west of TUC around Ryan Airfield and Casino Del Sol? What's the water situation in that area. Do the developments have a guaranteed 100 year supply.
Also, many of the homes seem to have been built just prior to the 2008 RE collapse. Does anyone know if these are ticky-tack homes slapped up quickly to cash in. IOW, are they well built or full of problems?
Anyone have any thoughts on living near a casino? What's traffic and noise like on W Valencia Rd or SR 86 Ajo Highway? TIA for any your insights.

I'm in an older area a few miles east of the casino.

I have friends who live in subdivisions west of the casino.
Some in areas built about 16 years ago, others built in the last five years.

The houses seem well built, have underground utilities. But they're so close together!

Star Valley was supposed to get a pool and community center--or at least that's what my friends were told 15 years ago. Hasn't happened yet.

Traffic on both Ajo and Valencia is fast and kind of heavy, Mission is always a mess.

There's not much in the way of stores out there, especially past the casino. Locals complain about that a lot. There's some kind of activity in Star Valley, in the area set aside for commercial buildings. Hopefully it will be a grocery store, not just another Starbucks like they built on Ajo.

Buses run to the casino, but not beyond, you need transportation.

Thanks for the details. Distance is subjective so, to me, 15-20 miles from Ryan Airfield to the VA is nothing. Right now, I drive 70 miles up a mountain. The Star Valley area has >.75 acre lots that seem attractive. I'm not impressed with heavy traffic but I'll have to check it out since the buyers want to close escrow in 5 weeks.

My friends in Star Valley have 1/5 acre lots. Maybe it's a different part of the subdivision.
