In 2010 my sister and I inherited 20 acres outside of Benson. The land is in a trust. We are both seniors over 70 on fixed incomes. We cannot afford to continue paying the taxes. We have tried for the past 3 years to sell. I’ve done some reading and understand delinquent taxes become a lien. How does the fact it’s in a trust affect the lien and possible tax sale going forward? Would this reflect on us personally?

This is a legal matter, and not a small one. You should have a consultation w/ an attorney who deals in this sort of thing. Whatever advice you obtain on an internet forum may be erroneous, and every state is going to have it's own way of handling this.

You can lose the property. If someone buys the lien and pays for three years they can sue for quiet title or treasurers deed. You have a window to redeem, but you would owe them court costs..around 2500...

Some states you can defer the taxes if older than 65. They would be due when you sell the property. Check with the local tax district.

Almost always for primary residence. Never seen it for raw land.

Stephen's suggestion for a lawyer is a good one, but while you're looking for a lawyer, call up whatever county deals with property and ask if they have any program in place to help seniors in your situation.
