Up 25%, after ten years of ~1.0% increases.

Do realize that there was very substantial HAIL and STORM DAMAGES in Green Valley in both 2011 and 2012.

It is industry and state wide. During 2021 in the aftermath of the controlyavirus restrictions, building materials prices spiked. Hugely. Because the supply was always 'in question'. I was working as a Purchasing manager for a building material supplier. Lumber was the worst. 7/16" OSB that went usually went for $300-500 a thousand doubled and tripled. Remember when a 2x4 cost $10 instead of $3-4? A sheet of 3/4" regular plywood cost near $100? Forget the good stuff.



Insurance companies claim they lost their butt and 'had to catch up to inflation'. Funny, those same companies have health insurance subsidiaries that may have made record profits from controlyavirus vaccines, etc.


And lumber prices have come back down. Will our insurance rates?

Insurance companies actually have a loyalty score they calculate indicating how likely you are to change companies.


If the score indicates you are likely to stay with them, they will raise your rates more than others who are a risk to change companies.


You have to shop around these days.

Default High Home Owners Rates

Yes, ours jumped and unfortunately I did not catch creating a big negative in my escrow account. Just happens our whole area was deemed a a huge forest fire risk according to Allstate. Where is the forest? It is a combination of not just Tucson but California miss managed land management losses. Mine jumped from $800 a year to $1500, will go up again this next year.
