Gathered from my Camarillo question that 'no cooling' isn't a deal breaker there.

Since I'm also interested in Thousand Oaks and Moorpark... same question: Is AC unnecessary, or is the lack of it a significant handicap for a house in TO and MP?

TO gets hotter than Camarillo and there are probably no homes or very few in TO which have no AC.

Moorpark isn't quite as hot as TO but it is definitely warmer than Camarillo . Most homes (newer than 1970s) homes in Moorpark have AC.

You probably won't have a decision if you looked in TO or Moorpark, they will most likely all have AC.

Camarillo homes may or may not.

Houses in T.O. built in the 70's mostly did not have AC, but upgrading since then, many do now. However, that doesn't mean they get used all that much, maybe 2-3 weeks total per summer.

That's exactly what our experience was. Mr. Cheap here would turn the AC for a couple of four day monsoonal events in August, that's it.

A couple we spend time with had to replace their forced air furnace in Oxnard. It was going to cost them a couple thousand more to include AC with the deal. One of the few homes I know of In Oxnard that has an AC. Camarillo is built on the Oxnard plain and although it can be warmer in Camarillo it is not too bad most of the year. Even in Oxnard it can get into the 80's a few days a year. Another problem with homes built in Camarillo and Oxnard is that they may not have material to deflect the heat from the structure. On warm days the home heats up and is still warm in the evening hours.

My mother's house in Thousand Oaks doesn't have A/C. It was built in the early 1960s. She lives on a hill and usually gets a breeze through the house even on the hottest days, though it can get uncomfortable at times (has a pool to cool off). However, she has rentals in TO that all have A/C (houses/condos built in late 1970s/1980s).

I have ac here in Oxnard and rarely use it..maybe 3 times a year if that.
