Hopefully someone can answer these questions. We are looking to relocate to Williamsburg next year. Two developments were going to look into are Kings Mill and Fords Colony. If anyone is familiar with these two, can you answer the following:

1. Pros and cons of each development
2. Which one is nicer?
3. Which one is more cost effective?
4. Are there any other neighborhoods/developments like these 2 that are not far from CW or William & Mary?
5. We live in the Atlanta metro area, and want to get away from population explosion here. It is extremely congested and construction is a constant ongoing thing here, as they are unable to keep up with the pace. We were in CW last Xmas. The level of expansion there doesn't seem to hold a candle to what is going on here. Nevertheless, does anyone know any future plans of expansion/construction in the general CW area?

Thank you.

Just a note about moving to VA. In VA, cities are independent of counties. Sometimes by agreement, they share services, sometimes not; real estate taxes may be different. Thus when considering a home, be sure of the jurisdiction: Williamsburg and James City County are different. The real estate agent will know, but be sure to ask.

Many localities in VA are responsive to inquiries made to their planning dept. It's worth while reaching out to James City County. Here are some links from their website as a start:

Like all of the VA Tidewater, rising water is an issue due to the sea levels rising and natural sinking of the land. It's useful to know of the trends. https://www.marisa.psu.edu/misc/outl..._County_VA.pdf

Traffic in the summer can be a challenge on I-64. For population predictions: https://www.coopercenter.org/virgini...on-projections

Regarding congestion, you probably want to avoid the campus and/or Colonial Williamsburg. I went to W&M and lived well away from that mess.
