The northeast section, east of Dixie, in Lake Worth Beach hit a lot of your requirements. No bike trails per-se, but the roads get progressively relaxed the closer to the intercoastal you get. Eclectic all the way and improving. You could find a 2-2 that needs a little work for under 500k.

For the vast majority of this area east of Dixie is typically not a great area. Unless you are going all the way to the intercostal or crossing over to the other side and you ain't finding anything for $500k there.

As for the OP without more info it's hard to say. I doubt you will find anything that doesn't need a lot of work for $500k anywhere near Boca and definitely not the beach unless it's in a bad area. Even then I have seen very small houses in bad areas sell for more than that.

I've seen some decent houses in the Boca area with no HOA but closer to $650k-$700k.

$500k or less for a single family house with no HOA first thing that comes to mind is Port St Lucie.

Actually the "College Park" area of Lake Worth Beach, which is north of 19th Street and East of Dixie has become quite desirable. Prices tripled in the last couple of years. Probably nothing for 500k now.

Just south of there, east of Dixie and in Lake Worth Beach proper -- that is where I would look -- as someone upthread also stated. That will be the next area to "gentrify."

Sure you could take the chance and move in hoping the house next door goes away soon but plenty of people have tried that and had a frustrating neighbor experience for years.

the hoa's will eventually collapse? Been watching a place where the hoa is now $1500+ per month. (pbc). You can pick one of these 2/2 up for under 40k. Rofl. so basically you are renting / your 1500 will go up like a landlord raising you every year or two but with a bunch of 'assessments' thrown in , for good measure. Would I really own this place? doesn't sound like ownership of anything at all.

I knew someone that inherited a house in Boynton and they refused because the HOA fees were outrageous. Those equity buy-ins are red flag as well. There is a community here with 60k initiation and 1500-1900/month association fee which gives you access to the club. If you are loaded and still making a nice income its an option.

This is a real concern for lower priced properties. They will never collapse but they will end up "owning" more properties due to foreclosures.

Boca West before Covid had 2/2 condos you could buy for $100. Why? The HOA and club fees were thousands of dollars and the people just wanted it all to go away. Boca West is a fancy club and these were the cheapest units in the development.

Now the cheapest is 50K- HOA is $823 a month PLUS club membership: joining Fee: $115, 000, BWMA Capital Contribution: $10, 000, Annual Social Dues: $20, 394. Look at the pics, the club is beautiful. But you likely need to be a cash buyer as the banks don't like these types of deals (high HOA costs = high default rate yet small mortgage = small profits). So the club dues are another $145,000 first year plus the 823 a month!
