I figured I would start the new year by providing some residential real estate statistics for Boise, Idaho and Ada County.

According to the Intermountain MLS (IMLS); there are currently 1,214 active residential single family homes for sale in Ada County effective January 1, 2023.

In December of 2022, there were 641 single family homes closed. That means we have less than 2 months of inventory on the market staring 2023. Most economists say between 3-6 months of inventory is a stable market.
