I do not want to be argumentative, but there are some very inexpensive lots within the original section of ORP. This one is on the 15th hole of Lion's Paw. It is perhaps too small at .2 acre to site an "estate-sized" home, but it seems like a good bargain for someone willing to build with a developer. It is called Sedgefield Place, and the yard maintenance would be done for the owner. Is there a catch I am not aware of?

Yes ORP is at the top of out list. We can afford increase in HOA, just curious how much since it went up $400 already. Maybe they are thinking special assessment for new 9 mil center? Just want to go in with eyes open.

Per recent finance meeting the amenity center is up to 10.4 no special assessment. We have already spent 700,000 on it and have yet to break ground (not included in the 10.4).

There are 131 lots for sale in ORP, 8 lots under 25,000 and 40 under 50,000. There will be 1034 lots opening in the newer section formerly known as Jaguars Lair.

For goldenage, no real catch on the Sedgefield lot except smaller lot and house and a higher HOA because of the landscape service.

Do you have any information on whether there would be an additional amenity center in this section? EG, pool, gym? The former golf cart paths would make good walking trails.

FWIW, there are currently 4 lots listed on Zillow in that section ranging from $20K to $50K. They seem to be promising all the amenities of Ocean Ridge Plantation.

Mark Saunders (the developer of ORP) originally started selling lots in Jaguars Lair (some for 300-500K), he sold several of them with the promise of the golf course and a new amenity center. Then he walked away without doing any of the infrastructure (no sewers, no power, no roads etc). left the owners with nothing but the loan for the lot and yearly HOA fees to ORP (they can use the existing amenities when they are in town).

The lots you are seeing for such a low price are some of the resale lots of folks who paid as much as 500K. Many people have sold their lots back to Saunders (because they can not build and who in their right mind would buy one given the history. He bought them back for as low as 2500). Saunders pays no HOA fees on the lots he owns.

He has now managed to have the former Jaguars Lair property re platted to smaller lots and is prepping to market the new ORP section. The amenity Center he is advertising for this new section is being paid for by the existing residents of ORP. The new amenity center includes an outdoor pool, pickle ball courts and a new club house at an estimated cost of 10.4M.

Thanks. I understand now why the amenity center is so controversial. There are dueling Facebook groups discussing it, and I did not want to investigate there.
