There's no "bad" part of Cookeville, so any of those areas will be decent. But here's my take on them anyway.

MASSA AVENUE:
It's just north of the university in a wooded, hilly neighborhood. It's only a few blocks from the high school. Nice area, convenient to town.

CIRCLE DRIVE:
This is in one of Cookeville's oldest subdivisions, Park Village. I think it was developed in the early 70s. Full grown trees, fairly large lots, convenient location just off 10th Street which connects the university to Algood. It's close to the high school, Prescott Central Middle School, and Northeast Elementary. A really good pizza place just opened about a block away from Circle Drive, Wedgewood Pizza.

BLUE BIRD LANE:
This is the closest to the high school, it's also close to the new soccer complex just north of the school. It's a little more "country" than the other two locations. I think it's outside the city limits which means you won't have city services like garbage pick-up, and your home insurance will probably be a tad higher because your fire protection is with the county instead of the city. But on the other hand, your property taxes will be lower because you won't be paying city taxes.

From what JMT said, they all sound okay. He's also right that there is no 'bad' parts of Cookeville. I was just driving around the general area of those streets on Sunday (more the bluebird lane area) and I realized it reminded me a little of Florida--not because of the scenery or weather, but because the properties there were a little "hit or miss." There were very nice homes next to dumpy ones. That's something you don't see as much around here as in Florida.

That's true because Bluebird Ln. isn't in the city limits of Cookeville. The county has very little,if any, zoning so that's something you'll have to be very careful about.
