What is so terrible about the area around UD?

Always thought with UD Police and City of Dayton cops on patrol in the area it was pretty safe.

Default Don"t let them scare you

The area around UD is called "The Ghetto", but not for the reason it is one. Most of the houses are owned by UD and is used as student housing, There's a great "fast food" area, Jimmy Johns, 5 Guys, Panerra, just to name a few. Check it out. You may really like it,

He was one of the most technically proficient musicians I've ever known from the area and he was instrumental (pun intended) in developing my love of music with clarinet, piano and guitar. He was 1st chair flutist in the local orchestra, in which he excelled, and could perform well on eight other instruments. His colleagues were no slouches either and most of them went to U of C too. My great nephew has a bachelors in performance from Wright State and even though I've never heard him perform or teach, the word is that he is quite good. So FWIW I believe you've going in the right direction. Good luck.

The area in the immediate environs of UD is actually quite pleasant, and property values are solid too. The trouble-zone, by my reckoning, begins north of Wyoming Street, which is several blocks north of campus. The Rt-35 corridor is visually unappealing and reeks of the usual nasty cocktail mid-20th-century urban decline and modern jadedness.

The UD campus abuts Oakwood, which is the gem (no pun intended!) of local old-money wealth. East of campus is a less affluent area, but gentrifying, and probably a good value (by local standards) for residential real-estate appreciation. If I didn't mind paying City of Dayton taxes, I'd be looking at buying a house in the general vicinity of campus. It's a better option, I think, than further east and especially further north.

I wouldn't characterize that as a terrible part of town.
