They both have pools, parking, laundry facilities, all appliances, BBQ pits, community rooms, business centers, fitness centers, etc. Seems too good to be true.

Hearthside seems to be a franchise around Atlanta area

I believe that one reason is that people in senior communities (55+) are often on fixed incomes. It's the same way with homes as well.

Do you mean that someone would sell or rent the same house to a senior citizen for less money than to someone in his 30s?

If you are referring to communities like Hearthside, perhaps it is because they are specifically designed to meet the needs (including budget concerns) of an increasingly significant segment of the populace. I fail to see what sort of problem you infer from this, other than this thread is no more than an incipient attempt at trolling. If it is, you should know that yours truly is a 68 yo female...so bring it.

Some (not all) age 55+ apartment complexes have lower than "market rate" rent for similar apartments, if they are for people that have income below certain specific income levels. These type of complexes receive state or federal government subsidies to make up part of the difference between the low rents they charge and what a market rate rent would be.

I live in a 55+ apartment complex (in Ohio) that is not income restricted - no low income people and no government subsidies. The rents at my place are actually higher than market rate, but includes all utilities including cable TV, internet WiFi, heat / AC, water, power, trash. The only other monthly bills I have is $15 for my cheap pre-paid cell phone plan and car insurance. I chose to live here for one main reason - I wanted a quiet apartment. I don't hear any noise from my neighbors. I am on the third floor, no body above me, so that helps too. There is an elevator if I need it, but usually I take the stairs unless I need to carry something heavy.

Reality is they are less desirable! Buy here and die here real estate is usually a grim reality.

That's what I was wondering. I wouldn't want to live with Section 8 crazies and people on welfare and Medicaid.
