It's turned into warehouse central. Most of the prairie from the town of Katy to the town of Brookshire either already has huge industrial warehouses on it, or is being developed for warehouses. If you hadn't seen it for 10 years, you wouldn't believe your eyes.

I haven’t been in like 4 years.

Are there many subdivisions out there?

There are several new ones now past Pin Oak Road and 1463 which used to be the boundary. The only neighborhood out there was Remington Ranch 15-20 years ago (I know a few families there), but now there are neighborhoods sprouting up all around it, and of course the large warehouses. Where there used to be a break between Katy and Brookshire is now entirely continuous development along the freeway.

Hwy 290 outside 99 is going the same way. Warehouses for miles all the way to Hempstead.

Most of the subdivisions in what folks are calling "Brookshire" are still in Katy ISD or LCISD. There is one large entry-level subdivision by LGI that has been going in off of 529, well north of I-10. But for the most part, frankly, Royal ISD is a major market impediment to subdivision development because of (perceived) quality issues and the demographic profile of its households.

Sealy does have a little bit of residential development happening now, but not major stuff. It's still a big jump from Brookshire, though Sealy ISD may be better perceived than Royal ISD.

Honestly, I think the thrust of development is more likely to turn north into Waller ISD, off of the Grand Parkway and US 290, before Sealy really becomes a big deal. Plus, 290 and the GP are both finished, while I-10 across the river and through Sealy is still under construction and will be for another year or two at least.
