Hello! My husband and I will be moving to Las Vegas in July and we have identified a Harmony Home we would like to build in the Sunrise Manor area of Vegas. It is as far east as you can go and the location of the home is maybe 20-25 minutes from Henderson (and 5 minutes from Hollywood Recreation Park for frame of reference). I've been doing A LOT of research on the neighborhood, reading local establishment reviews (for local market, the coffee shop, etc) to get a feel for the neighborhood. My concern is the crime rate (even though it's not directly in the neighborhood we are building in) - a friend's sister lives maybe 5 minutes from where we want to build and had her car stolen right out of her driveway. I would love to hear from those that live in the neighborhood and if they feel it is improving or worsening. I'm completely fine with diverse population neighborhoods and I have lived in all types of neighborhoods in NYC, but do want to feel safe in my own home and neighborhood. Thanks!!!

I'm from Miami via NYC and can tell you that I love living in this area. I am one block East of Nellis Blvd and about a 1/4 mile North of Sahara. I am also about 5 minutes from Hollywood Park. The area is extremely peaceful with friendly neighbors and good kids. This is a diverse neighborhood with all very, very nice people.

What I like about this area is the outrageous quantity of shopping and dining as well as easy access to Lake Meade, Sunrise Mountain and Nellis AFB. It is very easy to get everywhere from here.

Before buying, I closely reviewed the crime reports and saw that most serious crimes such as burglaries and car thefts are occurring to the East of Nellis Blvd. I also noticed that there are "public disturbance" crimes occurring on Nellis Blvd near the commercial establishments.

I know quite a few old-time Vegas residents and apparently Sunrise Manor/Mountain area has not had a great reputation over the years, however there's plenty of 1/2 million dollar to million dollar homes being built going up the mountain very nearby. I feel very safe here, much, much safer than the more expensive area of Miami that I moved here from.

I can't speak about the specific house you are talking about since you didn't give cross streets, but in general? Lot's of Latinos and it's generally a lower middle class area. There's some nice parts with large custom built ranch homes, but that's on the outskirts near Sunrise Mountain.

On top of the Mountain has some nice houses but anything west of Hollywood is ghetto

What's wrong with 89032? That is my zip code and I live in a nice house built in 2003 in a quiet neighborhood. Never had a single problem here.

I think you should rent first for a year at minimum before you purchase. Get to know Vegas. We moved here from Florida and it is VERY different. The prices of homes are rising fast here and you don't want to pay $700,000-$1,000,000 for a brand new home and not have any equity in it because of the area. We live in 89148 southwest area. We like it but be careful where you build. Sales people will tell you anything you want to hear. Location location location!

Move here and drive around checking out neighborhoods and see what you like and don't like. There is crime everywhere. I will say living in a guard gated community, like ours, really does help decrease the crime. Do you have children? If you have small children and looking at schools that is a whole other thread! But take that into factor when purchasing a home because the education is not good here. People buy homes based on good school locations. Right now Summerlin has the best schools. Good luck!

Crimes including burglaries, etc. occur as frequently in Summerlin, Spring Valley, and other more expensive areas. By comparison Sunrise Manor is as safe and possibly moreso. These are great neighborhoods in this area of town.

Property values have risen (I believe) about 16% per year over the past several years in Sunrise Manor, though obviously prices can;t continue to rise this quickly. These areas are a great investment.
