Hi Guys,

Moving to NV soon and it seems Henderson is the recommended safe place to find a SFH to rent under $2k.
Can anyone advise which areas to avoid that have the highest Section 8 apartments / crime etc.
Or better still which areas are mostly SFH's?

Paradise Hills and Mission Hills. South of I-11. All single family homes.

Seven Hills and Anthem as well. South of Sunridge Heights.

You can find cheap section 8 housing along Boulder Hwy, I-93/95, and downtown areas.

No. That's Valley View and Townsite. Everything south of the railroad tracks is fine. Everything south of I-11 is better.

Stick to the south side. Anthem, Green Valley Ranch, Inspirada, Seven Hills and such.

At the moment there are 22 available under $2000. Mostly 3 BR 2 Bath with a few less expensive at 2 2. Virtually all have 2 car garages.

You can get a bit bigger and larger lots if you wish by going just north of the 215. Not quite as nice or new as the south but perfectly livable.

4 out of the 22 are gated. None appear guard gated. The biggest set of these are in Inspirada only a small piece of which is gated. Kind of a neat place...model is a small self contained town. Lots of association stuff like swimming pools and parks. Take a look at it. Been my experience people either think it wonderful or hate it.

There are however gated places in virtually all those developments so it is not impossible. However the rent is a little light for most of the gated communities. Quite light for guard gated.

Thanks, is there a local source for searching? I've been using Zillow.
As far as crime how would Summerlin compare? no single crime map covers both.

The best local source of SFR is the MLS. I will drop you a link if you wish. My spouse and I are in the ultimate vulnerable CV group so we are unlikely to be willing to show them to you but we can provide the base data. Summerlin and good Henderson are pretty much interchangeable. Unfortunately though there is no way to show it within reason. The Summerlin data is embedded in Metro data and is very difficult to separate. But similar housing with people with similar incomes will virtually always lead to similar crime rates. I have long been of the opinion that LVMPD changed the format of their reporting system to make it impossible to separate zip codes.
