Houses don't appreciate much in value since the economy isn't the most robust here but for the $200K plus range you can literally own something like a mansion here

A decent house in a good neighborhood will run you $65K-$85K.

I have my eye on older homes in a historic neighborhood. They are fully restored and are going for only $125K on average.

Speaking generally, under the voluntary easement the landowner retains the rights to:

control of access
title and right to convey title
quiet enjoyment
undeveloped recreational uses
subsurface resources
and water rights


I don't see there the right to build or occupy a home; in fact, it looks specifically excluded.

I looked again and didn't see anything about a house either.

Good thing that one of us pays attention, lol.

Oh well, just trying to show that land is relatively cheap in my area

I am not looking for land/houses yet I have to wait until the kid finishes this last year in high school then we are free to look around the area for a good deal.

We've taken an interest in learning more about the Flathead Valley's dirty past ... there's a public tour of the CFAC Superfund site in a couple weeks. That should be interesting.

If Superfund sites are your thing just wait until they start classifying Plum Creek in C-Falls and then drop by the old WalMart store in Kalispell. That whole swath of land/asphalt is capping off a hazmat Lamp Black dump site...

Not surprising. Might as well add Weyerhauser's MDF plant to the list ... there's nothing good coming out of there, but it's 'okay' since EPA lawyers and scientists negotiated with the company for a palatable 'parts per million' number on the levels of toxins being emitted in that huge plume of steam every day.

Also heard there is a high incidence of thyroid cancer in this area, compared to other parts of the State. Makes sense when most of the aging population was employed by said timber and aluminum companies.

Incidence level of thyroid cancer depends how closely you look. Turns out that about 30% of the general population has some degree of thyroid cancer, where nodules can be found if you minutely examine the thyroid gland, but in most cases it never goes anywhere. Some endocrine/oncologist type doctors are starting to think it may be better left alone so long as it remains asymptomatic.

Weyerhauser MDF used to be Plum Creek MDF before they sold it. Look up ground water pollution in Columbia Falls, that'll really give you a thrill...
