That is public information and actually should be disclosed as to whether it is a flood zone. However, if you are looking at a home and they say they are not sure, a simple way to find out is if they (or people in the area) carry flood insurance. Homeowners in NJ are not required to have it unless in a flood zone, so if they have, chances are, the area's been flooded before. As for Wayne, it's a large town and has some extremely nice areas. You'll find your "norm" areas and your "expensive" areas and of course, the cheaper flood-zoned areas. Your best bet if you're looking in Wayne, is up on the hill(s), not Wayne valley (for obvious reasons). Good luck!

I answered before about Wayne. I've lived here for over 35 years. Yes there are flood areas and that is public information. The real estate agent has to tell you but be sure to ask. I live in the hill section which is nice. The houses are expensive here in town. The Valley section is equally as nice but if you can afford it Pines Lake is by far the best place in Wayne to live. That's just a personal opinion. Lots to do for the children. Schools are excellent. Lots of shopping. Much good luck to you and your family

Default Grew Up In Wayne....

I grew up in Wayne, currently live in Bergen County, and my parents and extended family still live in Wayne. You will most certainly be happy living there with a family. Wayne is a great town to raise kids, great recreation, the town has a newly re-done town pool that is amazing, my kids love it! Schools are good, parents care, and I agree with previous post that Pines Lake is far and away the best area of Wayne, Packnack Lake being a close second. I grew up in the Valley area of Wayne, and 30 years ago it was the place to be, currently I would say it is more of the "run down" area of the town. When I was growing up Wayne Valley High School trumped Wayne Hills, now I think it's the other way around. Anyway, good luck, there are definately worse places to be heading to!

I don't necessarily agree with the Valley area of Wayne being "run-down".... Since technically Wayne Valley consists of every neighborhood south of Ratzer Road (which basically splits the town in half)... The only "run-down" neighborhoods I can think of are the neighborhoods of Hoffman Grove and the like along the river. Otherwise, the other 95% of Wayne is solid upper middle class/affluent with the home prices/taxes everyone pays.

I do agree with Pines Lake being the best place in Wayne to live, (along with Packanack Lake as a close second)... Pines Lake properties typically have more land due to their further location all the way to the top corner of Wayne, bordering Franklin Lakes/Oakland. Packanack Lake is more in the middle of everything, and lot sizes are typically smaller, with the majority of properties around quarter of an acre to half an acre at most.

well, if you do do it, move AWAY from Fayette ave, Hoffman grove area and dont move anywhere near ryerson ave and haul rd! Move towards the Packanack area across from rt. 23

There's nothing wrong with Wayne.

Also, to the people discussing the high schools....honestly, there's really not much of a difference. I went to Valley (graduated in the early 2000's) and we had several people in our class go Ivy League and others that could have, but instead went a notch below to get a scholarship. So, it's definitely not "trumped" by Hills.

And yes, avoid the Grove area to the recent poster asking about Wayne. It floods a great deal and is only getting worse because of the stuff done to the dam further up.
