I am not sure Rumson is on the same tier as Saddle River. I have lived near both.
ETA: I did a quick lookup on Realtor.com, and while most of the homes for sale in both towns seem to be around $2 million, Saddle River has more properties for sale in the >$5 million range. It's just a more "exclusive" feel in SR, too. Huge houses not always visible from the road because they are on large wooded lots.
Rumson feels like rich people live there. Saddle River feels like REALLY rich people live there.
Numbers for Saddle River are likely skewed by all those properties owned and or built for by rap and other musicians/those in entertainment (and I use that term broadly) industry coupled with few others such as sports.

Other thing is that minimum of two acre lot zoning.
Hmm, never thought of SR as a place where celebrities gathered or lived. Thought it was more old money. Not sure of the point of the Hollywood property link.

Yes, the two-acre minimum has an impact.
Interesting, anyway.
Nixon lived in Saddle River but I think of Alpine or that area as a place for celebs in Northern Jersey. I think Chris Rock and Ice T have or had homes in that area.
Yup!
He had to "settle" for Saddle River after he was rejected by the Co-op Board of the Manhattan building where he tried to buy an apartment.
My friend and I did a drive-by past Nixon's house back then. House was not visible from the road because of thick woods, but you could see a little tree-house-style hut in there from where I guess security was watching us.
Eventually he landed in Park Ridge. People said they woukd see the Nixons at the Chinese food place and other spots around town. They were apparently very pleasant and open to chatting with other residents.
Yup!

Oh I don't know about "settle". Nixons like other well off persons then and now might have wanted a place in town, but also a country home as well.
Saddle River suited Nixons to the ground as Bergen County then was a GOP stronghold. Their house was on a large piece of property set back from street which gave privacy.
Nixons moved to Park Ridge for reasons many seniors give up their large house and move into multi-family. Besides both Richard and Pat Nixon getting on in years the former president suffered series of strokes which made living in that somewhat large house difficult.
Robert S. Hekemian Jr. had the old Nixon home demolished and built something new (surprise, surprise). He still lives at the Saddle River address, but other than grounds nothing remains of Nixon's time. The guard house was saved however and is part of a museum collection.
Yup!

Nixon was never approved or rejected by board of 19 East 72nd, in fact the application never came up for a vote. This though board was inclined to approve the purchase.
As wont happen with UES white glove pre-war co-ops group of shareholders against the Nixons moving in made their displeasure known to the board and anyone else who would listen. Mr. Nixon got wind of this (how could he not?) and since it's bad manners to go where not wanted withdrew the application.
