This "development" has been under some sort of 40-year deal with the Valley Improvement Association since 1971, with no building going on. They collect the association dues, and say they blade the roads. But after February 2011 that ends, there will be no more dues, I'm told, and the county will maintain the roads, such as they are. Lots of luck.
Maybe I'll meet some of your fellow land-owners out there on a picnic some day!
To anyone who bought a small lot expecting to live there, you have my sympathies. Actually, though, if I could get two more lots adjacent to mine, in unit 20, for cheap, I might buy them, just to have a whole acre, in case I win the lottery and can afford to build off-the-grid! Meanwhile, if I had a week to spare, and a small truck-load of rocks, I'd build a labyrinth there.
AT least our 3 lots, side by side equal about an acre I think so they could be built on, that is if there was water or whatever in the area. At this stage we would about give them away.

Where are your lots, which unit?
If there is a way to e-mail me privately, please feel free to do so.
It looks like some areas are developed and some are not, some have water and electricity and some don't. Rio del Oro covers a pretty big area.

I will try to do this. We are having out of town company, arriving about noon today, until Sunday so it might take a few days. Yes, you are right about some of the areas and yes, it covers a huge area. The areas that have some hope seem to be those near Valencia College campus. All I know about ours, they are off Manzano (That isn't quite right) parkway.

My daughter just started a job with Southwest Land Associates in Boise Idaho. Selling subscription to a retirement magazine with lots for sale in Rio Del Oro Properties, New Mexico Valencia county. Is this a scam?

well it isn't a scam as far as the lots being for sale, but buildable lots are almost non existant in Rio Del Oro. Most have very little access to water and are worth about $100 each if that much. Some, near the college are a little different. I would be very careful.

Yes, there are lots for sale or owned, I am not sure why the association dues are what they are when there is nothing for access other than dirt roads in certain areas and debris cluttering parts of them.

I wouldn't necessarily call any land "wasteland" or "worth less". There is land for sale in this area for around $2000 an acre. It all depends on how much you paid for the land & what you want. There are plenty of people out there who want seclusion & don't mind at all not having neighbors too close by.

I own a commercial land in unit2 of Rio Del Oro.Can anyone tell me (1)whether it is a good location?
(2)How far is unit2 from the developing units & utilities?
(3)How long will it take for the development of unit2?

In case anyone is thinking about buying one of the thousands of beautiful Rio Del Oro lots avaiable on the online auction place or the "list", take a look at the real Rio Del Oro.. I have spent days wandering the desert here and these pics are typical...PS the Rattlers were not very friendly!..
