To me Fountain Valley has a great school system. And it’s family friendly safe and close to CM. I lived in FV

Time and Route is more critical than distance. I've lived O.C my entire life and worked everywhere.

1997-2001 Job in Costa Mesa & home in Anaheim 25 mins work @ 6 am. 90 mins hm. 19 miles
2001-2006 Same job & home in Orange 25 mins work @ 6 am. 70-80 mins hm. 13 miles

2015 -2016 Job in Irvine & home in Orange. 30 mins work @ 6 am. 90 mins hm 14 miles

Orange to Hawthorne 30 mins work @ 5 am 90 mins hm. 40 miles

I suggest that you ask around before making buying a home.

Other than that, Irvine has a lot of what you want.

If budget is your primary concern, perhaps west Garden Grove or Fountain Valley. Both are popular and solid safe areas, but neither are ocean adjacent which helps with the pricing.

We are focusing on OC cities, probably because he posted in this forum, but he might also try the Belmont/Naples area of Long Beach.
What are Garden Grove and Westminster like? They seem "affordable."

Garden Grove and Westminster are heavily Asian, especially Vietnamese. They are where huge populations of Vietnamese refugees were settled after the fall of Saigon in 1975. In the last 15 years there has been a big influx of Hispanics. Both cities have had Asian and Hispanic gang issues in the past, but I think it is better now than it was 20 years ago. It is something I'd research before moving there.

I like both cities and there are restaurants and markets I visit on a regular basis and I've never felt unsafe in either city.

West Garden Grove is a place growing in popularity for more affordable housing, with "affordable" being a relative term.
