Your GS scale pay is more in the LA/Santa Ana area with added locality pay, (slightly more than Baltimore/Washington) and if you are a GS 12, you will be starting out at $88,400 in Santa Ana. Because you are a step 1, your pay is going to go up like crazy in the next few years as you increase in steps. There are some affordable areas for you apt. wise that you can afford. I would make the change, and get out of Baltimore. Check out the pay table below, you can afford this. Good luck.

With the info you've given, I suggest you live as close to work as possible. I love being able to walk to work. If not walk then bike.

I've been in the area and I wouldn't choose to live there. But the OP said he prefers to stay home and he doesn't mind sketchier. That pretty much means anywhere is fine, leaving distance and cost as the only deciding factors. Also I didn't mean necessarily within walking distance, just as close as possible.

Hi just, you’re right, I just became GS9, so I’ll be GS 12 next year, that’s the limit, after that step 2. Any other advice you have for housing? I would like to buy a house in a few years. What can I get for $90-$95k/year? Actually the deadline was arbitrary, I can submit a request whenever. Thanks!

$95k a year in salary would probably mean a condo/house of around $430k to maybe as high as $500k. There is plenty of housing stock in that price range, but the median home in OC is $843k right now, up from $643k as recently as Jul 2015. I don't know off hand if that jump is primarily from expensive new homes going up or growth in existing home prices; probably a combination of both.
