Do you have an assistant? if so what do they do for you, how much do you pay them, & how many hours a week do they work for you.

Thanks!

Why would you ask that? Are you looking for a job? If so, you need to be more specific.

If I hired an assitant they would have to do my books, advertising and be nice to the customers when holding the door open. You're personality would have allot to do with what I'd be willing to pay.

The reason I ask is because I am thinking of putting together a businesses to assist several agents at once, so they could pay for only the hours used on their projects.
I would assume many agents don't pay based on personality, but set aside a certain amount dedicated to hiring help??
I am trying to come up with an average hourly amount agents would pay as well as what services would be important to them.

I am a real estate assistant. I work for a broker. I am paid $15/hr plus I get 2% his net commission received (i.e., $18000 commission paid-out, I get $360.00). I do A LOT of overtime working weekends and nights! I handle all the advertising, marketing, flyers, brochures, MLS input, some phone and all the email. I open houses for showings, take pictures, make videos, virtual tours, etc. I also handle website info, track Google Analytics, Craigslist hits, etc. It is exciting work, actually, I am awake right now putting up his Craigslists ads, which I do every 2 days. I talk to his clients, help with getting a painter or setting up an inspection or making sure the utilities get transfered into the buyers name, etc.

I knew someone that was an assitant to a big commercial agent - she didnt do all that the above assistant did. She was paid $12 an hour, her job was to set up appointments for this agent. He would give her lists of contacts, she contacted them and asked about their needs or wants over the next 2 years. If they expressed an interest she set up the appointment, was paid $25 per appointment and then if a sale was made, she made a small percentage of his commission. She also did mailings for him and sent out information to ppl who were in the market. Occasionally if he was out of town, she showed some properties.

In NY, you need to have a real estate license to do this.....

Personally, I don't use an assistant. I've been in the business 25 years and sold over $400 million without an assistant. The problem I see is that too many agents get assistants and then once they have the listing, pass all of the work off to the assistant while they go search for more listings. I don't think you can do a good job for your clients that way. I prefer fewer, high-dollar, listings where I can be personally involved in every aspect of the showings, marketing, tracking feedback and negotiating offers.

I have an assistant and a buyer specialist. The assistant is unlicensed. She makes flyers, hosts open houses, updates websites, sends out my mailers, sends out feedback requests via email, and other general time consuming office work so I can spend more time with clients. She works 3 days a week, about 9-12 hours total. Pay is private.

My buyer specialist I give a lot of buyer leads that I don't have time to work. I'll usually make the initial call, get them qualified, and let him show the home and work on closing the file. He gets a referral based on # of them he closes per month that is a sliding scale that rewards quantity. He's a very good, intelligent agent that can also work his own leads with no fee. Effective system.

Both are good, hard workers.

Hmmm, I don't know about SC law, but in Georgia an unlicensed person cannot hold an open house. Have you checked into that?

I would never hire a real estate agent who uses an assistant. We tried that one time and what a disaster that was. When I hire an agent I expect them to do the work required, that I'm paying them to do, and not push off the work to an assistant. If I wanted the assistant, I would hire the assistant.
An agebt has a fidicuary duty to their client, which means they are expected to do all the paperwork, calls, showings, etc for the commision they are being paid for. I do not want to be sitting around waiting for an assistant to call me with questions or other things that the agent is supposed to be doing. Buyers won't deal with assistants, neither will I.
Seems to me if an agent uses a assistant they are just plain lazy.
