MJM111, they are in a rundown neighborhood but Reno doesn’t have any truly dangerous neighborhoods like when I lived in other parts of the country.

What's the scoop on the North Valleys/Cold Springs area? Housing seems more affordable in that area.

Cold Springs is the farthest of the north valleys and the farther the drive the cheaper. The traffic is bad since so many people moved out there.

I would consider any of th ose small towns outside of Carson City or Reno like Dayton, or even further out like Fernley, or Fallon.

I'll be visiting the area this weekend to investigate in person but I thought I'd ask here in case locals could give me the inside scoop. I'm planning to retire to the Reno/Sparks area in a couple years. Cost of living there is cheaper than Denver and the Winters are milder. Since I'll be retired, the traffic won't bother me too much.

Fallon is a hour from Reno and unless you love small towns it sucks. Fernley is much closer.

Fallon is a little bit more out there and it's an airbase too. We would prefer a small town so Fernley would be fine or closer in like Dayton.
