Go into the office and ask for an arrangement whereby a staff member has to let your child into your unit each day after school. They may change their tune.

Or buy a combo lockbox to hang on your doorknob and keep the fob in there

That's actually a pretty good solution!

When you ask the leasing office for a key for your kid what do they say?

Maybe they charge for additional keys and you only get free ones according to the lease holders listed on the lease. What if grandma comes to visit for a week and needs a key?

I do not recommend putting the lockbox on the doorknob. I've known folks who have done so have thieves break open the lockbox and then use the key to enter into their units. And folks made it easy for burglars as they didn't have to guess what door the key from the lockbox went to. If there is another location to put the lockbox, I'd recommend this plan (my building has a lockbox area near the bike racks on the first floor for example).

The documents say two keys per lease holder? If so, then go get your second key and give it to your son.

The only reason they say they won’t give them to someone under the age of 18 is because they can’t charge them if they get lost… So the keys are going to be in your name, your son will use it, and if he breaks it or lose it… You get to pay the $50-$100 replacement fee.

Changing locks without notifying the landlord and getting their permission is generally a lease violation that may get you evicted.

you would not have a discrimination case.

But if they inject age into the decision,
and there is no clear and necessary health or safety basis for using age,
you would have grounds for filing a complaint.

Fair Housing laws do not allow a landlord to use age as factor in determining what an authorized resident/occupant can and can not do unless age has a valid safety or health basis or regulatory requirement.

Now, before proceeding, you will need to know for a fact it is happening. As others have said, you can't go on an assumption and will need to know for a fact that they will not allow you to have a second fob simply due to the age of your child.
I will go by the office and confirm today. I do believe it is age based because you have to be at least 18 to sign a lease. So if my son was 18 or older he would have to sign a lease with me and in turn could have a fob. Maybe it is indirectly saying age due to the wording lease holder. In any event, I will try to bug them again in a nice way of course.

Went to the office and they confirmed that it was 1 key per leaseholder. Also got some other bad news. It looks like I lost my key fob. I asked how much to make a new one and was told it was a $100. :/
