Base home price in Perris, CA is now officially more expensive than Moreno Valley, CA. The trend has shifted. I think more people are moving out of ghetto 1984-1985 built Moreno Valley homes, which is no longer a nice neighborhood today.

Riverside tries to be a tourist spot. I've lived and worked downtown and that is a real big goal for a lot of the small business owners and employees

That whole area (Nuevo/Winchester/Egan/Green Acres/San Jacinto/Eden/Mead Valley/Quail Valley/Dutch Village and the old Domenigoni property) is going to explode with humanity, in time.

It was back in the 1980's, that Temecula had NOTHING except Bianchi Holsters, and Daly's newly built Interstate 15....and we see what happened there....

Perris, CA homes start at only mid-$200,000s for the worst area right now, and can go mid-$500,000s easily if gentrification occurs.

I also debate Moreno Valley, CA too, but it suffers from overbuilding during the mid-1980s to mid-1990s, and Riverside, CA doesn't work hard to make it a tourist city. But, UC Riverside does help create economic job opportunities around there.

Is it best to start at the cheapest price like Perris with highest-return appreciation gain, or is it better to go for mid-$400,000s in Audie Murphy Ranch community in Menifee (with smaller return rate than Perris)?
DAng if you are announcing this already on an anonymous internet forum, means, I am too late to speculate.

Next time, can you just send me a private message?

There should be a new "Riverside Strip" tourist section on Iowa Ave. in Highgrove area, similar to the Las Vegas Strip, that I plan to be a founder soon. Most of the new construction homes to attract young people are in the Highgrove area for Riverside residents that don't want to leave the city.

Romoland is a neighborhood of Menifee now. So they have Menifee's name.
