There have been a number of sales in the $500/sq ft & up range in our area in the past 6 months. Some are new construction on old lots in the Arlington Park / Loma Linda area of Sarasota, a few resales in South Gate, plus the obvious newer communities such as Windward, Esplanade, Artistry.

In Lakewood Ranch, the $500/sq ft & up sales are in communities such as Azario, Lakewood National, Waterbury, Esplanade, Crestwind and Country Club East to name a few.

Even prices in popular communities such as Gulf Gate are hitting over $400/sq ft on a regular basis now.

No, I got it...I just think it will be a flash in time, because it will soon become fully automated. Lots of unskilled jobs will become fully automated, and the bottom 40% will sink even futher into financial oblivion.

I seldom use the self-checkout. I'll wait a bit longer, or avoid peak shopping times instead; until the robots take it all over.

Meanwhile, the top 60% are pulling further ahead on real estate and stock market gains.

Many posters here have doubled their $ on their homes as they went from $184/ppsqft to $500+/ppsqft.

Most of those cashier jobs are not marketed towards working age people anyway. Mostly retired people or college, HS students unless it's a second job for extra income. Not intended to be your full time employment.More of a side income type job. You shouldn't be making that a career even with a GED.

The typical person buying in Sarasota is old, or a snowbird. I too worry pharmacy will to an extent be phased to automated. No, not totally no way it can be. But with warehouses filling scripts now a lot of the process could be automated with a pharmacist looking over the operations and eliminating some pharmacist positions. Hell, Amazon is really getting into virtual doctor visits as well now.

Pharmacy can be hard to get into. Only so many positions. My cousin is a pharmacist. She wanted to be in research and just work from home on the computer. Wasn't so easy to find a job like that so works at a place where she fills scripts and home health nurses pick them up and administer them.

They will be coming down. There are a lot of homes currently in the Venice area in the low $300/sq ft. All the new listings are overpriced. They will be on the market for 100 plus days unless they reduce, reduce, reduce. I'm shopping now and that's what I'm seeing. AND there is inventory

It seems we only hear about HOAs that perform poorly but many do an excellent job of keeping property values up and (most) people in the community happy. I've lived in HOAs that were outstanding but those communities also had a lot of support from the residents who were very involved in the committees that assisted the board.

Being a board member or working within the committee system in an HOA can be a thankless job especially when the residents don't appreciate the volunteer hours they put in. I'm sure there are poorly run HOAs too. I feel fortunate that my experiences have been positive.

There is a correlation between what homes are selling for in ppsqft and the quality of the HOA over time.

The more time that passes, the more valuable the HOA becomes, & the more value your property will keep and grow.

HOA Board member being a thankless job was an understatement in my personal experiences. However, I know my efforts resulted in higher property values; over time.

I'm seeing homes pending here that are not waterfront or even near the water for $629/ppsq ft...never thought I'd see that in my lifetime.

Our hoa sucks. Gives us a bad rap. Rates go up but don't want to spend the money properly.
