Quite true. Earthquake insurance, in my opinion, should only be considered if the homeowner passes a threshold of significant equity in the home (YMMV but the math isn't too tough to determine).

In many cases, the deductibles are so high as to make claims untenable. And if the home is reduced to rubble, walking away is a more likely scenario. The loss of use (the expenses involved with living elsewhere while rebuilding) + the deductible + lost equity from neighboring homes not having insurance, one is left asking the question... "why am I insuring this again?"

Check out the areas of Simi Valley, where I live, as well as Moorpark. I favor Simi Valley, where I returned to after living in AZ for 9 years and England for 8years. Its still a fairly small town and is surrounded on all sides by hills and mountains, with 25 parks, lots of hiking, biking and horseriding trails.

Our population is at under 127,000 and we are in the top 10 of America's safest cities of 100,000 to 499,999 population.

Possibly relocating to Thousand Oaks. We will be renting initially, can anyone suggest any nice apartments; safe, family/baby friendly?

The weather is wonderful here year round. We don't have high heating bills and in the Thousand Oaks area it is usually pretty pleasant all year round. Sure there are some plastic people but you can just ignore them, I'm sure there are some in Chicago too. Housing prices are higher than they are back east but utility bills are lower so I guess it all evens out. Hope this helps.

Did you move ?? I live in Chicago currently and wanted to move to Westlake are as well.
