The people that would gentrify Austin are the same ones that are gentrifying other places in the city. Plus maybe some residents of the near suburbs and Oak Park as well, if their dollar would go further with housing. Problem is nobody wants to live there now, the crime is too bad on the Austin side. Since I bought my two flat in Berwyn I signed up for spot crime alerts and this area comes to my feed almost daily. 99 percent of the crime I would say is in the area called the Island, not Oak Park, Cicero or Berwyn. The difference is very marked.

I live on taylor and Madison, I am 2 streets in from Austin, I looked up crime maps and all the crime happens on the other side of Austin street, in Chicago. I feel safe walking down my street and I have a garage in the alley, so when I get home at 2 or 3 in the morning, I have no problem walking through the alley to the front of my apartment building, about a block and a half. I would not move to an apartment on Austin, but west of there should be ok.
