Consider looking at Alamosa. It's the regional center for the San Luis Valley and a college town. Zillow shows some homes in your price range.

You should be warned about winter temperatures in Alamosa. It's not constant, but inversions can happen, causing temperatures to plummet as low as -20 some winter mornings. That being said, Alamosa doesn't get much snow, its winter high temperatures still average above freezing, summer is quite warm, and spring and fall are pleasant.

Alamosa is in the center of the valley which is very large and flat, but surrounded by beautiful mountains. You can also look into the towns around Alamosa; there are a few.

Very helpful, thank you! I looked into that area, and yes the weather seems more brutal, but still on the radar.

New England’s wet season is summer, not winter. (I lived there 30 years.)

Alamosa is one of the coldest spots in CO winters, along with Frazier and Kremmling.

CO has tremendous variation in its weather conditions as well as climate overall. But less than $150k for “close to the mountains” still isn’t realistic, even leaving out the “cultural amenities” checkmark. You have made no mention of your income, either. Unless you’re secretly wealthy, you’ll still need a job or pension.

The various resource extraction industries are still going at it, including (maybe especially so) in rural areas.

With a house and some land or just land? With house and land, you'll will be looking at very bottom part of market.

If you care about events, focus on nearness to Pueblo. Trinidad as distant second, Walsenburg not at all.

Pueblo West or part of it (not all exactly the same) or near it might work or not. Visit and assess specific spots.

If summer heat is an issue. try to find a spot in hills at 6-7k elevation.

Other areas for consideration might be Delta CO, Cortez CO or Aztec NM. More affordable than most spots, within driving distance of events and recreation.

I was also going to suggest Cortez, CO, (and up to Dolores and over to Mancos) along with Farmington, NM (and over to Bloomfield). Silver City, NM is a possibility too.

Good to know. Income is mother's pension, and remote work for us (but we are likely coming and going, this is more a home base of sorts for her and whoever else needs a place to stay). The extreme cold of San Luis Valley might be difficult for her.

OP should look into connectivity anyplace within budget. Plenty of places where working from home wouldn't be a great option.

The price range exists but these were almost the only decent looking homes on market near your preferred price point in each place right now.

There could be issues not immediately seen.

Didn't immediately find a spot in Pueblo West but look around.
