Hello friend. I’ll be traveling to the great state of GA next week for Thanksgiving. As much as I love Arkansas, there is something magical about driving into North Georgia. The mountain ranges get bigger, the trees get taller and you can always find an old man selling boiled peanuts somewhere on the side of the road (you know what I’m talking about

I-49 is complete now and Bella Vista has settled down as we hoped it would. The interstate traffic is now void of US-71. All the semi trucks and interstate traffic now travel on the ‘new road’. Traffic is still heavy at times on 71, but it’s limited to school and rush hour traffic, normal stuff. Regarding build up on I-49, we haven’t seen any thing yet, but I suspect we will see a truck stop and hotel(s) in the near future.

The biggest transition we are seeing in Bella Vista is the onslaught on Mountain biking. We have 100 miles of mountain biking trails and the building continues (thanks to the Waltons). Investors are buying homes in Bella Vista and converting to Airbnbs to capitalize on short term housing demand. Bella Vista (and surrounding area) is becoming the Disney Land of mountain biking. Personally, I embrace it. I utilize the trails myself (hiking) and I have a couple of rental properties that I plan to convert to Airbnbs in the future.

Bella Vista is almost a dream now in terms of traffic with all the interstate traffic diverted.



You aren't kidding about the mountain biking. It's added an entirely new tourist dimension and in-town Bentonville traffic is getting worse by the day, what with more people returning to their offices and all the Walmart construction + tourists. I was going to work the other day and there were multiple wrecks at J and 102 that had traffic backed up all the way to I49. It's become an epic challenge for us to get anywhere that isn't directly along I49 as I'm fortunate to live near an exit.


Central is so bad most evenings now that it's worth going all the way north to Tiger to cut back to the east if you find yourself on Walton Blvd.

Hope your GA Turkey Day was great. Yes, N. Georgia is spectacular. As a young buck I used to sell meat from a truck rolling through those mountains. Didn't always make money, but had a lot of fun (when we weren't getting shotguns pulled on us ). What great memories.

My older kids are finally graduating high school in June and my research indicates home prices are coming down enough for us to potentially wind up for another shot at Arkansas this summer. Who knows, we may get to share some of those Georgia tales in person someday after all.

Yes, hopefully one day we will talk in person! Home prices have begun to stabilize a bit, but they are still inflated, especially in Bella Vista. Your best bet is to look around lower MO or if you insist on having an AR address, look around Gentry, Gravette or Sulphur Springs area (Sulphur Springs is a hidden gem in my opinion).
Personally, I would find a home across the line in MO. Lower taxes and still 20 to 30 mins from Bentonville.
