I've always heard a lot of inventory comes on the market in the spring. When is the spring? Is it like in a week? Two weeks? Please don't tell me that this is the spring market. I might cry. There is just nothing available, or if it is, it's very overpriced.

Going through same thing. We saw all listings within our area and price range last time we were there (first week of March). I keep watching for new listings. Not too many and def have seen new listings with higher asking prices.

I'm hoping that there is a fresh batch of new listings within the next month.

It seems late this year. In past years the flurry started in Feb in my 'hood but this year that hasn't seemed have been a flurry (or maybe it is because it isn't 5 houses I can see from my porch

Mi shots? I thought I read in one of your posts you were moving from LI? We moved from LI a couple of months ago. I've met quite a few LI transplants here. Hopefully, we are not all looking at the same area

Maybe it's the weather? We had snow squalls last Monday. Also, my yard looks like crap. If I was selling, I'd want to wait for the garden to look less dead. Spring it taking it's own sweet tea time this year!

Actually February numbers were down. I'm guessing due to the weather. Last year in Feburary it was like someone turned the faucet on and it went gang busters from then on. Not this time around. As we get a couple of nice weekends under our belt I'm guessing you'll see a flood of new listings along with accompanying buyers. In some markets you'll need to move fast when what you want shows up. Good homes priced correctly are not lasting long. This is where a good buyer's agent can help you stay on top of the market. Good luck.

Case in point, last week I listed a nice home in a fairly popular area. I activated the listing around 8am, by noon I already had two showings lined up. They can go that quickly.

You really want a good agent because in Green Hills we are seeing homes sold before they hit the market. But I'm also seeing more for sale signs popping up.

Are you still searching for a home?

We are looking in the Hendersonville (Somerset Downs) and Gallatin (Fairview Plantation, Savannah, Woodhaven) areas. I might spread out and Search in Franklin. Don't really want the Great Neck/Manhasset vibe. Grew up in Little Neck and hung out in Great Neck growing up. I'm coming from the Smithtown area.
I don't want to deal with "keeping up with the Jones" so hence shopping in Sumner County, although I've been told there is that attitude in the subdivisions I like.

Heading down tomorrow. I certainly hope there is more inventory coming on the market soon (for all of us)
