If they get the loan (and all they need is $3k), I really don't care what happens after that; I'll be long gone, living my own life on my own savings. Can I not just give them that money or give it to their parents, whom I happen to know, to "gift" to them? And yes, it's FHA. Aren't there other loans that require no money down? Everybody and his cousin used to qualify for loans they couldn't pay for in the GOOD old days, not too long ago... Hence, my neighbors...

It sounds like they wrote an offer before talking to a lender. There are community grant programs that have down payment assistance for people that qualify. I'd talk to a couple of local lenders and see what programs are in your area.
Whose business is it where they get the money? This isn't Communist China (yet).
