Was that underbidding?

Out of all the offers they had mine was the highest.

But they sold to someone else at 102 and I believe I was the single high offer and it sold to a cash buyer wiling to match my offer. Lack of success is due to the competition. Cash buyers is one category of competition.

Howard,
Take a look at https://www.Knock.com

Become a cash buyer.

I have not used them, but have talked to agents who with agreeable outcomes.
Now..... It says "$0 extra fees." I haven't gone into it, but I know there's no free lunch.

Make cash-backed offers, so you can beat out other buyers without paying more.
Benefits:
  • Compete with cash
Make cash-backed offers and be 4 times more likely to win your dream home¹ than other buyers.
  • $0 extra fees
Get the buying power of cash at no additional cost.
  • Appraisal protection
Don’t fret over low appraisals. If your appraisal comes in low, we’ll help you bridge the gap.

A renovator is someone who is willing to take a crap house in a good area because it will cost less and they can renovate to their liking. Rather than paying $1 mil to live in a certain town or school district they will take the $800K house and renovate it exactly as they want it. Because even the $1 mil house is going to need some work.
