I have found a tenant for my commercial condo medical unit. I need a broker to process the application (credit check, tax returns, etc), advise me on useful amendments to the AIR form lease and get the lease signed. Rent and important terms have already been negotiated. How much is a reasonable amount to pay a broker for these services?
I have found that commercial properties tend to command a higher fee. I don't know if you have already spoken to a broker about the potential fees yet. Such things are often determined by your location/current market. Commercial contracts are often much more complicated and I would suggest a Real Estate Attorney for assistance.
If you already found a tenant then you should look into hiring an experienced real estate lawyer, not a broker.
