What is the most affordable town in Bay Area with good middle and high schools? Rated highly as in 8 to 9 /10 and Affordable home as in a house 3 bed 2 bath is under 600k

The combination of affordable and good schools seems like an oxymoron to me. I went to Lafayette schools, rated among the best, but the median home there is $2.9 million now. Where our kids went to school was Castro Valley, much more affordable but schools not quite as good, median home price at $1.1 million now. For homes at $600k you are limited to cities like Vallejo, schools rated at 1-6, most at 3.

Your best option is to rent in your case. Decent two-bedroom apartment maybe $3,000/month or a little more. Maybe $6,000 for a house.

If you can work from home, you can live anywhere. Find a place to rent that feeds into the better schools.

It's a solid plan. That's how low-income "migrants" that live in apartments in Mountain View can send their kids to Los Altos High school.

currently I'm in central valley and schools there are 9s and we got our 4 bed/3 bath 2k sq ft house for 460k
Our families are in the bay area so we are looking to see if we can get something there with good schools even if its a little more expensive. However I feel like a similar house there will be atleast 1.2 million ? or am I over estimating the price

I moved from the Silicon Valley to Danville (Tri-Valley) about 10 years ago for better schools and relative affordability. Back then, the communities with good schools in the Silicon Valley had homes in the $2M+ range and in the tri-valley about $1M. I considered this relatively affordable but was arriving with equity already in hand.

Since then, prices have more than doubled, so nothing is affordable.

You should not have too much of a problem if you triple your $600k figure. Occasionally, a good deal will come up at double your $600k figure. See where this is going?

You haven't specified a desired location, so it's difficult to offer anything other than generalities.

Median home price for the Bay Area is around $1.1 million. Homes at this price point have low- to mid-range schools. If you're looking for good schools you are underestimating the price. Honestly, for what you have I would stay put and be thankful for your great schools at a reasonable COL. There's a reason Bay Area families are moving the the Central Valley.

Really ? People are moving to Central Valley? Feels like the armpit here ,but I do see what you are saying.

I was open to any area 1 hrs from Bay Area with good schools but apparently that’s unrealistic

Currently we are 2.5 hrs away
