I'm looking at buying a condo in RB and after reading much of this - some of it is normal HOA drama and some of it is way beyond the norm - concerning to say the least. We were viewing the condo as a interim step to potentially building a home in RB. My assumption is condo owners are exposed to the same HOA drama and similar or same fee structure (more due the maintenance of the building). I'm aware of sizable assessment for the condo owners to repair the stucco which necessitated owners having to pay for window upgrades.

Is there any other unique RB HOA issues associated with the condos?

The big draw for us is access to nice covered slips, and nice amenities. I get it, those come with a cost.

There are several more waterfront communities with amenities and docks. Tellico Village, Tellico Harbor, Tennessee National, and more.

Our friend who formerly lived in TV, and then moved to Rarity Bay, have sold their home in RB due to the crazy fees they are imposing. They've moved back to TV. They don't golf, but they do play pickleball. New rules would have required them to purchase a full golf membership (at over $20K) just to be able to use the pickleball courts. They also had to pay "club membership" in order to eat in the restaurant. They were charged over $900/yr whether they eat at the restaurant or not. Be sure you understand all the fees and which amenities are available for your use with, and without, club membership. The lawsuits between the developers and others are ongoing. Do your due diligence before deciding to move to RB.

This is incorrect information. TheShadow may have heard that rumor, but it is incorrect. There is NO mandatory Golf membership, however the Club is predominately Private (Public only on Fri afternoons & Sat/Sun; working on going all Private in a few years?). There is an annual Social member "Food minimum" of $600; no minimum for Golf members. Initiation fee for Social members is $10k, monthly dues $250+tax. Social membership includes everything except Golf. You can upgrade to be a Golf member. Not all property owners are required to be Club members. Please when posting, always use facts and not rumors.

Thank you for the corrections. I was repeating what a recent RB resident told me. Having sold his RB home, I guess he was disgruntled and gave me bad info. Appreciate your help.
